Since January 1, 2026, Florida condominium associations with 25 or more units must keep an official website with a protected section for owners. We build it, host it and post your records for you, for one flat monthly price.

What the law asks your website to hold

Section 718.111(12)(g) of the Florida Statutes lists what goes on the site. The main items:

  • An owner-only, password-protected section for unit owners and association employees
  • Meeting notices and agendas, with owner meeting notices posted where owners will see them
  • The declaration, articles of incorporation, bylaws and current rules
  • The annual budget and financial reports
  • Director certifications and conflict-of-interest disclosures
  • Executed contracts and summaries of bids received
  • Building permits for current or planned work
  • Milestone inspection reports and the structural integrity reserve study (SIRS)
  • Approved minutes from the last 12 months, with links to meeting recordings
  • New records posted within 30 days of the association creating or receiving them

Pricing

One flat price covers hosting, the owner login, posting your records and the dated posting log. No long contract.

Monthly

$199/month for 25 to 150 units, or $249/month for 151 units or more. Plus a one-time $750 setup: we build the site, set up owner logins and load your existing records.

Yearly

$1,990/year for 25 to 150 units, or $2,490/year for 151 units or more. Two months free, no setup fee, and one line in the annual budget.

New records are posted within 5 business days of receiving them. Setup includes loading up to 150 existing documents; larger archives are quoted in your free check. Monthly plans can be cancelled with 30 days’ notice.

Questions boards ask

Does this apply to our association?

If your condominium has 25 or more units, yes. The requirement took effect on January 1, 2026. Smaller associations can still choose to have one.

Is a shared drive or a Facebook group enough?

Usually not on its own. The law calls for a website or app with a protected, owner-only section and certain notices posted conspicuously. Your free check will tell you whether what you have covers it.

Who posts new documents?

We do. Email them to us and we post them and confirm when they are live. Board members or your manager can also have access.

How do owners log in?

Each owner gets their own login to the protected section. We send the invitations and help with password resets.

What about private information?

Some records must be kept off the website or redacted, such as owners’ personal information. We post only what your board or attorney approves.

Is this legal advice?
